Tenants Obligations
Before calling one of our maintenance team, please be aware that you are responsible for the following;
Keep the property clean and hygienic at all times, including regular cleaning of kitchens, bathrooms, living areas, and bedrooms.
Prevent mould and mildew by adequately ventilating the flat, especially after cooking, bathing, or showering, and by wiping down condensation on windows and surfaces.
Regularly clean and maintain sinks, showers, baths, tiles, and grout to prevent mould buildup and limescale.
Clear drains as needed to prevent blockages, including removing hair and debris from shower and sink drains, and using appropriate drain-cleaning methods when required.
Promptly report any persistent damp, leaks, or water ingress that cannot be resolved through normal cleaning or ventilation.
Replace light bulbs promptly when they fail, ensuring correct wattage and fittings are used.
Carry out and email us at the end of every month confirming that you have tested smoke alarms, heat detectors and carbon monoxide detectors are in working order and replace batteries as required to ensure they are fully operational at all times.
Do not tamper with or disable smoke alarms, carbon monoxide alarms, or other safety devices.
Take reasonable steps to avoid damage to walls, floors, fixtures, fittings, appliances, and furnishings.
Clean up spills immediately to prevent staining or damage to flooring, carpets, and work surfaces.
Dispose of household waste responsibly, using designated bins and following local recycling and refuse collection guidelines.
Keep windows, doors, and locks in good condition and report any faults or security issues promptly.
Avoid flushing inappropriate items down toilets or drains, including wipes, sanitary products, grease, or food waste.
Notify the property manager or landlord promptly of any maintenance issues, defects, or damage, even if minor.
Maintain adequate heating during colder months to help prevent damp, condensation, and frozen pipes.
Use appliances in accordance with manufacturer instructions and report any malfunctions immediately.
Ensure the property is left secure when unoccupied, including locking doors and closing windows where appropriate.
Return the property at the end of the tenancy in a clean and well-maintained condition, consistent with fair wear and tear.
Use Calgon anti-limescale in your washing machine soap dispenser monthly to prevent buildup
Use Mr Muscle or alternative sink/drain cleaner to make sure drains remain clear.
Use Drain snake cleaner if there’s a slight blockage before calling plumber
Try using a plunger before calling plumber
By you using all of the above whenever necessary is how we are able to keep our rents cheaper than market rent value
